I would steer clear of anything in that range as well. You tapping into section 8 housing, will have issues with rentors not paying, or have higher than normal vacancy rates.

James Watson, who works for Coleman, is a great GC in the area.

Hey @Michael Abate at first sight it doesn't pass the 2% rule when it comes to Buy and Holds. I would say that either the rent should be higher or need to find a better deal... I think you are sitting at .78%
I'm not sure if you would be able to get the rent in the area that you are needing to make it work. Rentometer.com has you pretty close to what you have for rent so your number is right there.
Also, you wouldn't be paying $960 in property taxes each month would you? That might be the issue now that I'm looking at it.

A lot of activity recently in Bham for wholesellers (Irondale/Center point area and then Midfield to bessemer area). It just depend on which end you want to work in. That would be to sell for buy and hold.
I would doubt you could get many in Vestavia/Hoover area but may have some pockets areas. The flippers would like some wholesale deals from that area though... I know I would!

@Jebo Aho I'm reading both rehab books by J. Scott right now, Millionaire next door, and @Brandon Turner Book "Investing in Real Estate with no money down"... The last book will help you with financing and some pretty well laid out techniques. I am a using a rehab loan (Portfolio loan) to get my next purchase that will be a live-in reno.
