I met this broker who found a lender to refinance one of my properties. The lender is not your average local or big bank. They are asking me to pay for a tax certificate fee a total of 57.00. Is this normal to come out of pocket before closing? I know the big and local banks don’t require this.

Greetings BiggerPockets family,
I'm back now increasing my rental portfolio. I recently purchased my last two with an all cash deal. I went to a local bank they offered a 15yr. note with a 4.9 interest rate. I'm searching for a lender that will refinance for 30 yrs. Does anyone have any recommendations?

I was wondering the same thing. Navy Federal is not offering the HELOC. I guess I need to do some calling around tomorrow. Thanks for the answers.

@Justin S. Greetings.... You know of any hard money lenders near the Georgia area or does that really matter. Will I need to have the funds for the rehab or will they finance the rehab expenses also?

Hey family,
I have an owner willing to sell their property for 25,000. The proper is worth about 31,000 and rents for 450 a month here are the terms the owner is offering: Owner wants 12,500 up front and will give me about four months to pay remaining balance with no interest, paying attorney fee to close, paying taxes, and insurance but they wants the cashflow until I pay the remaining balance. Cash flows well, I ran the numbers so far so good. What do you all think?
