You can send postcards to people who own there homes free and clear. Many of the ads on craigslist are wholesalers or investors selling there houses. If I find a house with seller financing I will tell you about it.

where would you like to buy and flip?  It is pretty expensive where your at. You have figure out how your going to finance your purchase. Once you have done that . You just need to find a good deal. You don't have to find them at auctions. many auctions require cash purchases. you can network with wholesalers and real estate agents and tell them what you are looking for.

If you have 20% equity then refi your house. move out and buy another house with only 3.5% using a new fha loan to acquire new principal residence. call a local realtor to ask their opinion of value before you pay for an appraisal. You cant use the appraisal for the refi anyway. The lender will order there own appraisal. I know a good realtor in st Louis if you don't know one.

there are free how to guides here on bigger pockets. The hardest part about wholesaling is finding a good deal. getting a contract is easy, you can ask for that at the ssic meetup group online in st Louis.

You cant find numbers like that in CA that is why I am focusing on St Louis. I hope it goes well for you. You might have a challenge on the way but it will be worthwhile in the end.

@Jessica Sorensen I am curious if you purchased your first property yet?  The market is slowing down and inventory is finally increasing. I might get easier to find a place during the winter months.

@Suraj Nagrani A person can deduct interest, depreciation, and repairs from a rental property. I was thinking since you like to visit Colorado, you can deduct the expense of travel to Colorado if you own a rental property there. Talk to your cpa.

The st Louis and Kansas city markets are so affordable that maybe you could buy in those states and have money left over to purchase one property in Colorado for tax benefits and future equity gains. You could then add to your real estate holdings every year and add states like Indianapolis and Ohio. good luck with your future deals.
