@Uzi Pablo  You can start at https://grantcardone.com/. He is also on youtube, and every other social media outlet you can think of. He talks a lot about sales but also talks about real estate investing and investing in apartments. 

I think BP has articles about private money lending. You can look up mortgage brokers who lend private money because they are always looking for the investors that provide the funds. They have a fiduciary duty to make sure the property has equity so that if something goes wrong, they can foreclose on the property and get back all the funds plus fees for the investor. 

When I ask for funds on a house that needs work, the broker runs comps and looks at the contractors bids to make sure there is plenty of equity to protect their investor.

I am selling my remodeled townhome in Grandview mo for 65k. It is rented at 800.0 per month. The remodeling work was completed this summer. I am open to paying for closing costs and lender fees to help buy down your interest rate. I calculated the piti payment as $550.0 per month on a 15 year loan. That is $250.0 per month in positive cash flow with a 15 year loan if self managed. My goal was to buy,fix up then sell this property in case your wondering why I am selling. You can buy the unit attached to it for a total price of 135k then get rents of 1600 per month just as if you own a duplex.

@Uzi Pablo We should be asking for your advice. Your doing much better than most of the real estate investors across the u.s. You can take the advice of Grant Cardone and only buy apartments that are 16 units or more. You can become the lender and earn 10% without the day to day headaches of flipping, managing rentals, etc.

@Jason S.if you can get a property owner who will sell at a great price then put it under contract and wholesale it. For example , find an apartment for 900k, find a buyer who will pay 950k you make the 50k spread in between. You now have money to fix n flip your own house. If you don’t have money , you don’t want a rental yet anyway. There are wholesaling examples all over google and bp

@Shea Bartolinoyes you can use the fha 203 k loan or regular fha loan since you do not have a fha loan in your name now .i have been originating loans and real estate investor for a long time so if you have questions just send me a email.

@Yer Xiongkansas City is much better for cash flow compared to sacramento. You can buy a duplex in kc for 130k that rents for 1300 per month or more, or you can buy a house in north highlands for 210k that rents for 1300 per month.

@Tyler BodiIf you have a wordpress website ,you can add to it anytime very easily.  dont spend too much time worrying about a webiste however, because I have found that unless you spend good money on marketing it, you will not get any deals from the website. you can find people on fiverr. com to get you set up on a wordpress site very cheap

@Noel R. I would walk around after the sun sets but not after midnight . Just don’t eat at the subway sandwich on watt ave. I got very sick one night after eating there for lunch . You might have to update the place in order to get the higher rental amounts. You should drive to north highlands to get a feel for the area and double check with a property manager and Zillow rents to see if you can get the higher rents

@Noel R.i can tell you what I experienced when I flipped a house in north highlands last year. I was there everyday for eight weeks and during that time I was never worried about being mugged, however, I had a few times where homeless people from watt ave.  broke in a stayed the evening. I found one lady one morning staying in the garage . If the numbers make sense in regards to price versus rents then buy it. You always will rent the unita to low income people . If the numbers don’t make sense then don’t count on watt ave redevelopment . If you drive up and down watt ave , you see many homeless people hanging out and closed business’s. It is going to take time and money to turn that around .good luck.
