Here is what we buy now: 

Single Family, 3 bed 2 bath if possible, newer than 1980, fix / rehab and rent properties. 

Small multi family properties 4 units and under. 2 bed 1 bath or 3/2 if available

Purchase price under 225-200k with a minimum of $100 cash flow per door after expenses but a target of above $250 per door after expenses. ( currently we are averaging about $175 per door cash flow) 

Cash on cash should be above 10% with 15%+ as target

Properties would be managed by local management company.

After a certain point the money or "wealth" doesn't really matter. It becomes all about your true happiness and experience as you go through life. Money is nothing more than options and the more of it you have the more options you have to buy, save, live, and give. For me, the money is not the goal, the freedom is.

VERY true. I should have gone more in depth and not assume everyone just knows what I'm talking about. Don't tell my wife I said that. Haha. 

What criteria would help? Im happy to answer but feel like the laundry list of criteria can be quite long.

We are looking to double our portfolio this year. 

We currently own 4 units in our home market but cash flow has become tighter and deals fewer as the market rises. We are looking to find markets outside of our home state of NV and would love any and all opinions. We have though of anywhere from Phoenix to Jacksonville but have yet to come to a conclusion. What markets should we be looking at to see if they meet our criteria? Certainly we don't need an exact answer but some generals would be helpful, like, Florida is great or stay the heck away from Arizona. Thanks in advance to all.

I agree with @Travis Rasmussen.

Education, relationships, and ACTION will get  you a long way. Know your numbers and when you are new double check them with anyone and everyone you can to help mitigate your risk as much as possible. Good luck :-)

I have asked myself this question many times. For now, for me, cashflow is king. Moving forward it would certainly be a case by case basis both on goals and property performance. Looking forward to learning quite a bit from this thread.

Just keep working at it and you will get there. Finding a deal that works and a lender to give you money is pretty much the hardest part of this business.
