@Ben Leybovich -I'd love to learn that strategy!!! We currently have a primary home paid off (value $360k) as well as our one tri-plex apartment building . Teach me!!! My only concern is I really love having my home base as being the one place with NO leverage. But that is my emotions talking right. :-) Family is everything

House Hacking all day long. 

If I knew then what I know now that would have been my first step for sure. Multi-family hack every year, then move to another one each year and bam there you go.

@Ariel Goldenberg - there are some good markets outside of Reno as well. Much smaller than the metro area of Reno / Washoe but still good markets. Keep an eye out for Northern Nevada. There is opportunity here.

I'd love to learn a bit more about the Reno rental market and what opportunities there are there in regards to the small to medium multi-family market. The market seems high right now so finding a true deal can be less than easy. Shoot me a message sometime :-)

@Shaun R. Congrats!!!! The first one is so tough that is for sure so you should be proud of just getting in the game. Even if the deal is not perfect you will learn so much in the process of that first year as an investor. I know we did. Again, great job!!

@David Lecko I'd ask the same question as @Sol G. but not only how many went to contract but how many you offered on, how many went to contract, and what your system is for taking the D4D home and moving it to your marketing list. We are  in this stage right now and any help would be appreciated!!!! Knowledge is power right :-)

@Kayla V. - look into Address Service Requested rules and regulations. This can be a way to get the envelope returned to your with the address provided for you. We have yet to have luck with it but have only tried a couple of times on properties like you are describing. 

@Andre Wilson - A great tip we received, although tough in our market because it is extremely small, is to have your agent, or if you have access to the MLS, pull a cash sale list for the last year or so. That will show you all the cash sales in your area, or whatever area you are looking in. Then use a program like www.batchgeo.com to map out those sales. That will show you where cash investors are buying and not buying. It can be a great indicator of where you should be looking / driving as well as where other investors are staying away from.
