We are against the wall trying to get tenants into our first tri-plex. Only issue is we can not get into the attorney before their move in date to review the lease agreement. Anyone out there with an existing Nevada Lease Agreement that we could modify to fit our needs? Help a guy out :-)

Without going crazy into the reasons why. Buy close to you so you can really be IN IT on your first property. IMO it's helpful to really be engaged with your first deal. Rehab work, management, etc. It really helps to teach you what and what not to do, or at least what you don't want to do in the future. So, unless you have a pre-built system to just buy and plug a property into this might be a good option for you. Whatever decision you make, you'll be moving FORWARD!!

I have been having the same question - We have a Tri Plex built in 1985 that is getting a light remodel due to some deferred maintenance from the previous owner. The trim and doors are all a darker walnut color (original) and the walls are white. We are replacing the old carpet flooring with a vinyl plank in one unit which is forcing us to change the base boards as well. I originally wanted to go with white but that would require replacing or repainting all the trim and doors in the entire unit. The dark walnut doesn't look bad to I think we'll just replace the baseboard with the same dark walnut stained wood but go with a 3" or more baseboard as opposed to the original 1.5". Again, I'd go with white if we were willing to replace it all but to save time and $$$$ we're sticking with the same color for these units. If the next set is higher end maybe we'll be forced to go with white. We'll see.

We are putting in Smartcore flooring in a tri-plex This will be a hold property at this time so we want to make it as bullet proof as possible as we renovate. We are working on one unit and adding flooring but have been advised to change our the floor / base board trim since we are doing the floor. It has old trim from 1985 so matching is not really possible. We are thinking of doing something like the rubber commercial base boards like this http://www.lowes.com/pl/Wall-base-Flooring/4294928...
What do you think would be the most versitile / bullet proof option that would go along with multiple applications. What have you used before?

From what I can see. If you have demand on your building, just wait and rent to better tenants. So, for now, that is what we'll do. Thanks everyone!!! Couldn't do it without the BP community.

I think that in this situation and for our area it is easier to just say no. I'd rather error on the safe side and save myself a problem. - The tenant did state that it was due to medical reasons when whe lost employment. References were provided but I'm still leary of the risk.
