Yep, contact the municipality (county / city office) that the property is located in and they can direct you through the process. You will usually have to change your property with the County Recorders office with a simple form listing the LLC as the new owner. Confirm exceptions with them regarding any transfer tax of the properties going into the LLC.

@Rick Munoz - Don't wait! Get in and make it happen. If I had to do it over again the @Brandon Turner House Hack would be the way to go. Buy a multi-family and live in one unit. Great loan options and your tenants are paying for most if not all of the expenses on the property.

I would love to see a more in depth Renters Insurance addendum showing the property owner listed as additional insured on the policy. If anyone has this verbiage please send it over :-)

There are mixed reviews about getting a license and for me it just wasn't worth keeping in to deal with the liability risk etc. I'd rather find a powerful agent that can do that work for me. But, that position can be debated until the end of time right here on BP

@Mitch Messer - I think good attorneys and entity structure, if you are planning on increasing your assets / net worth, are a very important asset in their own right. Build it the foundation before you build the house right :-)

I agree with that @Christian Wathne - we closed on a 3-plex deal about 10 months ago and are now looking for commercial property to be the home of my primary business - I am by heart, not a systems guy, nor do I love setting them up. I do know however that it is best to start building out what you can in the beginning to save your self pain and liability in the future. Some of the items on my list / operations manual - may not be acted upon immediately but the definitely need to be in there for the future -
