Thanks @Account Closed - I'm hoping we can get the deal done since we have only about 6 months left on our current lease. Possibly a lease option or owner finance option may be in the cards. We'll see.

I'm interested in the answer to this one - I'll be doing the same thing on a property late next year when we are up to re-fi. I'd love to hear what I can do TODAY to push up the appraisal and set myself in a better position next year. -
We bought our Tri-plex for $128,000 on a 100% private money loan at 6%. I'd love to refi next year and get some money back!!

We are looking into buying a commercial building, single unit, to renovate and rent back to my business. I'm currently in a unit paying $1600 mo to a landlord and would much rather own my own location and pay myself rent. My question : How can I effectively run the numbers on a deal like this to get a true idea or what I can expect and how the deal will perform. Does anyone have experience in setting up a deal like this that could help me out??? What do I need to consider that I normally wouldn't when buying a rental property.

@Kyle Grimm - I am in the same boat as you but I own my insurance practice and work / sell for larger company as a captive agent. This situation is a great opportunity because you can build your renewable business up to something that will provide a good income while allowing you the time to pursue other opportunities in real estate. @Scott Trench hit the nail on the head with his strategy. I think you have it right but the, 100% commission only paycheck for you will make things tough. Maybe look into a company that pays renewals or move into the real estate space as an agent so you can build a referral book of business, still 100% commission but might offer additional opportunities moving forward.

I am currently shooting for 15% or just a bit under. I do have a question regarding cash on cash return for my own knowledge though. My question is if my deal is funded by an investor. Meaning, for example, the investor is fronting the down payment and rehab costs and that amount they are putting in shows a cash on cash return of say 15%. How do you pay the investor from the cash flow in this scenario?

Is this just tooooo much?
One company as a holding / management company of our portfolio
Another company as a home buyer company. This is the face of the company.
So we market, mail, etc under our Home Buyer company and then when a property is aquired and fits our guidelines as a buy and hold it is moved into our holding company as part of the portfolio and management company.
Thoughts?

@Shawn Ackerman - possibly $94,000 but that is unconfirmed. From what I see so far it doesn't meet our #'s - might have jumped the gun on posting about it but hey another BP thread doesn't hurt right
