Congrats on the next step in your journey. I actually passed the Nevada exam, held my license for a bit, and decided to not keep it for multiple reasons. That being said it is like any professional exam. Study and know the concepts behind the questions. Knowing the real why behind each of the concepts will help you easily pass the test with much less stress. Put in the work and you'll get through it no problem. Good luck!!

@Frankie Clark - I am in the same boat with a lower unit count but wanting to add software to better manage my properties as well as show a better picture of financials. I started using Buildium but the price seems steep for where I am at now. Looking forward to getting some good recommendations on this post for a good software that is reasonable and scale-able to 20-40 units fairly easily. @Brandon Turner should write a book on software LOL but by the time it published everything would be changed. The struggle is real.

Thanks @Larry Fried. Follow up question would be what areas have you personally seen do well in the mid-west? Also, I noticed that you are out of OR. What if any markets are plausible for buy and hold investing around your area? Not that I'd have to come see the property but hey any excuse to come to OR is worth it.

I'd love to get in on this conversation. We currently own 4 units in Fallon and have been looking for additional property this year. Prices seem to be on the rise in northern Nevada so I would be interested to learn that actual price to rent ratios in Reno / Sparks and if it is a viable market to invest in if you are looking for properties under 250k. @Bill Schrimpf @Carson McFadden @Tim Farrell

I have not done a deal that big but certainly 20+ units is worth the trip
