@Vivian Brady, That post is very old.  I have had a much better experience with short term rentals lately. The concept is much more widely accepted with travelers today and technology has come a long way to make the management much less time consuming.  We are actually going to be changing that cabin back into a short term vacation rental once we complete a few updates.

They are likely not going to advertise that they are looking for tenants to AirBnB their units.  I would suggest calling the building manager, listing agent, or rental manager and ask. I may be a numbers game.  You may get a lot of negative responses before finding one that will work with you.

Possibly you could offer the second parking spot for a reasonable monthly fee.

I would allow it with some stipulations.  The tenant would need to pay for any additional insurance costs.  I would also set ground rules.  The rules could include things like...

Number of guests

Quite hours

Number of cars allowed and other parking restrictions

And I would require that they give their number to other tenants so they field complaints, not me.

I run an inspection company and and sellers often have the property managers meet us at the property to ensure we have access.  They usually make sure we can get in, and introduce us to the tenants that are present and then leave.  There is a local property manager that will send a locksmith to make sure we have access. Every time this has been the case, the tenants were there to provide access so they did not need to open a door for us.  Anyhow, there are not "hard and fast" rules.

It could be possible to get a license and work under a "flat fee" or "low fee" broker and get commissions paid back as part of the deal. Each state has different rules so the strategy may be different depending on where you plan on buying.
