@David Kelly thank you for those list of questions. Those are some things I will be looking into ASAP.
@Account Closed thanks for the response. I'm working with a lender, but clearly he's inexperienced. Didn't realize that working with those big banks was not ideal, will keep in mind as that was my plan for my next rental property.
@Sean Honeycutt Will definitely try to fight over student loans and banks. Definitely will not be giving up on this one or any other in the future. Thanks!

I recently did the application for the refinance with a company, they did the appraisal, only for them to come back and say my debt-to-income ratio is too high because he forgot to ask about my monthly rent.
Does anyone know what I can do?

Wow thank you Stephen. I think I'm starting to learn that this is why people give up so quickly: They are given bad advice by people who discourage them. But I'm going to keep going. Thank you for this answer!
