Any HML rates will be 14% with 20% down and 4 or 5 points for a beginner investor typically. @Petra Harper

Not normal. A legit lender will never not ask about the property in question.

@Jiva Segaran Most HML do not require tax returns, etc. For most, they worry about what you have to bring to the table, your experience, and your exit strategy. I wouldn't pay anything for a processing fee. You pay that and they can't guarantee you funding so that is going straight into their pocket. A broker will add the their fees, a lender will add their fees, and a broker will sell the loan to a broker so more than likely the broker is making the same, if not more than the lender who actually has the liability of loaning you the money. My suggestion is go directly to lenders and skip out of the middleman and added fees.

@Deepak Advani We charge 1.5% up to $500k on TF. We cover the purchase and closing costs for the B in the transaction. There are only a few documents required to get this type of loan done and we won't allow the funds to be released on our side without the C party having their part of the deal signed and their funds in escrow before the A-B closes and we do these in Florida all the time so I hope this helps.

@Jarrod Miracle You should try Clayton Bank. They specialize in anything to do with mobile homes. Hope it helps..

@Jay Hinrichs Would you have any contacts on the east coast for timer investors? There is a lot of land out here with timber on it that's available in the NC/VA area for sale from private owners.
