@John R. Harris The Atlanta area is always a pretty good market. Most clients I speak with are into the buy and hold in the Stone Mountain or Sandy Springs area. They are planning to start getting back into fix and flips here in the next year or two but for now their strategy seems to be best by doing buy and holds for the time being. We have an office in Midtown Atlanta as well.

We don't factor in credit but do a credit/background check to make sure our borrowers haven't been convicted of financial related crimes and if they have a low credit score due to maxing out cards related to the business then we factor all of that in.  We as lenders come across that scenario a lot more than people think.

If ultimately you want to sell this one then I would suggest keeping what you have without  getting locked into many more years and try to find a buyer using a lease option for 12-24 months. Nice cash down payment and if they choose to buy then you have an end in sight, at least preferably and you aren't locked into this property for many more years without paying a prepayment penalty.

Not a problem. In the HML world it's all about how much you have to put down and how much experience you have. Glad I could help.

This is to make sure the lender has the title in their name of your property until you pay that debt. Then it will go to you or to your new finance company if you do a refinance with a different lender. Just like with a regular mortgage, the bank owns the property, you are just making payments until that debt is paid off and then you own it.
