Hey BP!
I am building my criteria list for who I should mail to for my direct mail campaign.
Ive been sending postcards to MFs that have been sold before the year 2010 (idk why I chose this year).
Should I also be sending out to properties that have been recently sold from 2010-present?
What would be an ideal timeframe?

Hello BP! I'm going through my usual deal searching and wanted to further my criteria. I just have a few questions:
1) How do I find the equity of a property?
2) What is the math to calculate the percentage?
3) How would I figure out what is a good percentage of equity for me to send out a postcard to the owner as part of my criteria?

I really appreciate you for taking the time to help,
If the numbers I plugged in that got me that P&I but is totally wrong, what do you think it is that I'm doing wrong?
Is there a rule of thumb when it comes to estimated repairs and determining the ARV?
How do you find the monthly taxes? I do what everyone says about the county tax assessors website but can't seem to find it, I usually find it on Zillow

I only did 12% interest for HML, 1% vacancy and 2 months of Reno as a dirty analysis. This is my first time doing the calculator so I'm just going through the motions and learning as I go. I appreciate your help :)
