@Jim Blackburn Only problem is I used FHA for the place I currently live in. Do you know if I sell or refi to a conventional can it be used again?? I’ve been here around 4 years so the mandatory year of primary residence is done with at least.

Hey guys so I’m curious I currently live in a place that I used FHA to purchase it. I’ve been here for around 3 almost 4 years now, can I refi to a conventional and use the FHA to for a house hack on a multi family.

Hey Bp

So I feel like I'm a little lost right now. I know I want another property, preferably a multifamily is what I'm going for but I don't know my next step. I just became a pro member a day or 2 ago and watched the webinar on multi families (I know there is more out there on the subject I've listened to Crushing it in apartments and commercial real estate by Brian Murray around 5 times now) but I just don't know if I'm suppose to go secure my finances first or look for a deal first. I've asked other pros (not on here) what step makes the most sense to take and I have heard different answers. So now I'm here asking the question even though I feel like this is a trivial question for the pros that are on here. Thanks in advance.

Hey BP, I’m taking my next step or at least I’m trying to but I’m running into a problem because I have a property that cash flowing positive etc and I’m looking to refinance it and pull out some equity for my next deal. Only thing is the property is in my parents name so I need to either add name mine to the deed or just put it in my name only no biggie right. Jokes, every real estate attorney I contacted so far either doesn’t call back for whatever reason (even after multiple attempts to get in touch) or is uninterested in doing it. 

Is this process difficult? Should I continue calling other attorneys?

is it too much to request first and last month with a security deposit? I have some really qualified potentials and I'm curious to know if I have that in back pocket to take away the last month and they can just pay it during lease months.

Thanks everyone for the advice I took all of what you guys suggested and after handing the app and reinforcing the minimum requirements and the app fee she hasn't called me back about handing it in. Fun fact when I restated the income verification that I do she then told me she doesn't have a bank account.

Hi Bp, 

So i have a prospective tenant for my rental and she has been really really interested in the place. Only problem is I haven't verified income yet but I feel like she won't be able to afford the place mainly because of stories she's told me already and that she had to borrow the money (first last and security) just to get in. I still am treating her like everyone as to not discriminate but if i cross the bridge of having to deny her. How do I word that in the letter to her? Is there some trick to the trade I haven't learned yet?
