I know I need to verify tax information through a CPA or accountant but I wanted to ask here anyway. If you are investing as part of one of the real estate companies out there, like Open Door Capital, do you get the same tax write offs as if you were investing in any other real estate?

Not sure if this would apply to emotional support animals, but legal questions you can ask about service animals:  (1) Is the service animal required because of a disability; and (2) What work or task has the animal been trained to perform?

@JD Martin Of course it would be ridiculous to pay market and then let someone live rent-free. The idea is to help a little—defer a few months rent and maybe tack onto the end, while the buyer gets a worthwhile discount for giving this relief. Just an idea but my focus is other proven and successfully practiced strategies. The feedback is really helpful.

Wow, this thread is a TRIP. Jay, thank you for your insight. Always appreciate your comments. I’ve owned properties, lost properties, have been successful with my own tech company and many other things. I did well and used to try to prove my point a lot. But what I’ve learned is listening is much more valuable than talking. And the more I learn, the more I need to learn.

The book is merely a stepping stone. If I have knowledge what to look for and how to fix it then when I'm in front of the actual property I can make an accurate analysis based on acquire knowledge.

So I won't be empty out my pockets in that realm because my strategy simply doesn't call for it. I think that is a large blanket statement about wholesales not being able to get referrals. If I left my card with my seller and they knew someone who wanted the sell their house what stops them from pointing them in my direction? I built rapport with my customer, I'll go as far as saying a relationship. They like me. I helped them. They want their friend of family member to deal with someone like me. Boom a referral. Is that not how it works Jay? 

In the distressed asset arena generally referrals don't work like that.. but I can see it happening from time to time.

best bet is to work your church group or your close community ties.. that's were you can do good if you not going to market.

Although there will probably be plenty of opportunities for investors in this rapidly changing market due to the impact of COVID-19 and I like opportunity just like the next person, I would really like to help sellers keep their homes if possible. So, are there investors who would buy a home and rent it back to the seller and defer their rent a few months or so (obviously because of this specific situation)? Assuming the buyer got a discounted price that was worth it to them and satisfactory enough to the seller, and the buyer has reserves, it seems like this could be a win-win. Buyer gets a new property and will hopefully appreciate and seller gets to stay in their home. Because I know a lot of potential sellers as well as cash buyers. I’m sure this is not a new strategy...? I wanted to get some thoughts about this from the BP community. Thoughts?
