I'm gonna throw out a few out-of-the-box ideas.....some I think have already been suggested. You'll have to research to see which of these are possible, realistic, etc. I think someone suggested house hacking. That's a great way to get into something and save/make $$. Maybe a fixer. Maybe a single family and rent out the other rooms or a duplex and rent out the other house and rooms in your own. Then fix and flip and make some $$ to buy more. Maybe buy-and-hold the next ones. Also another creative house-hacking idea is instead of renting out the other rooms the traditional way, rent them through Airbnb. They are short term rentals that make bigger money faster. But you really gotta research that. Location is everything but also being a good host to make it attractive to travelers. One well known investor is investing in these only right now because of the profitability. But he's also researching the heck out of it and mastering that system. It's worth checking out. Also, seller financing. So many creative ways to do that. Listen to BP podcast 188. Great advice on how to approach seller financing. You can help a seller make more money if they are the bank rather than them putting it in a savings for less than 1%. And you can structure a loan that works for you if you find a seller open to options. Good luck! Thank you for protecting all of us! I respect the heck out of law enforcement.

Hi Frank! One of the things that's making the biggest difference for me is getting out to different REIA and FIBI events. You meet great people and a lot of investors. The networking is powerful. You can find a lot of events on Meetup.com. If you're in Fontana, you should check out the Inland Empire Real Estate Investment Club. The guys who started it, Stephen and Todd, are really successful and helpful. Their next meeting is 8/24. Good luck! Just keep at it and take it step by step.

Maybe wholesaling isn't for you or maybe you don't know that yet. There could be a lot of factors at play here. But I believe that, if you think you might like it once you make money, there are so many ways to learn without paying mentors thousands. I learned how to wholesale a little years ago when there was no Bigger Pockets or apps or all these resources. That was very difficult and pretty lonely. But I made it work and I learned so much. And the more I learned (even from the tough experiences), the more exciting it got because I could see the possibilities. There are so, so many resources available now, it's unreal. Figure out what area of real estate investing speaks to you and take advantage of the multitude of free resources. I believe that between the resources available online, BP, and the endless amount of people in the business who generously share their experiences, you can make anything happen. Tim Robbins once said on an interview that every time he wanted to quit acting, he'd hang on just a little longer, and then something wonderful would happen a few weeks later.

This has always been a mystery to me and I've never found a black and white answer. I did a little wholesaling years ago and used standard real estate contracts.  And in the buyer section, I would put my name plus "and/or assigns".  I hear people do this all the time and then I've heard it's illegal.  I'm ready to wholesale again but I really don't know how I should be going about this.  I really want to find the right way(s) to wholesale.  Any feedback would be so appreciated.
