Even if I did syndicate how good I even find big hitters like this?

I have the opportunity with a property that has great income but I don’t know how to contact, search or even where to begin to find these type of buyers. Do I call firms, lenders, get a group of people together to go in on this deal and write that within the contract?

I am doing wholesale part time while in the military. I have been trying to educate myself on how to write deals but haven't really found anything as a virtual wholesaler. However working with JV partners has helped a lot, however when times I don't have a JV I am always nervous about getting contracts under my name especially with options and escrow. I don't have the money to do that but have seen that those types pay the most. How do I make sure I am writing does correctly to get under contract without be held liable with a contract.

When doing whole sale in Texas, can we still do commercial multi-family apartment complexes without a license and just charge say a consultation fee ? If so, what forms do I need and where can I find them?

@Lydia T. What about commercial. Would I need a license for that with wholesale or could I be written as a researcher/ consultant fee in the underwriting? Are there any forms for that?
