Im a newbie but work with me I’m putting things in action! I just sent my first 600 direct mails on Monday and have gotten a few calls already... I have a question regarding how to negotiate with a seller once you’ve ran comps and would like to put an offer in. Let’s say you’ve called your seller or they called you & y’all went through your intake Qs and you ask what they want for the property they throw out a number that you know they didn’t consider would be cash, no repairs, no commissions etc. You ask them if there is room to negotiate for cash etc. they say yes a little. Then you go run your numbers and find what makes sense (cents) but you know you’ll have to offer way less of course. Now at this point when you call back to set your appt let’s say an hour or so after that initial convo & they want a #. So are you giving the seller an estimate # of what you will offer based on the ARV / estimated repairs (which you double if you haven’t seen the property) and let them know it’s contingent? —— OVERALL QUESTION: if my goal is to build a relationship with my sellers.... do you tell them a number before you come out and view or do you wait to view & inspect before even giving a ball park #? I did both (My offer was rejected and that’s ok) I don’t want to lose deals by coming in too low but I’m sticking to what makes me money or moving on.... my thought is if they’re motivated they will appreciate it and if they aren’t they won’t want my offer?! What if a seller becomes motivated over time do you still keep sending these sellers mail or stop? Sorry just working on perfecting my marketing.

Hey everyone! Last week I began my campaign. I have sent out 600 yellow letters so far my hand is dead lol I have a solid list of 1,000 absentee 50%+ equity owners in my target zip codes, I will contact them consistently once a month for 6-9 months. I’m also going to add a list of 400 new motivated sellers every month to continue to contact monthly & build my leads up. So direct mail is going well and I have a follow up plan. Question... After D4D (or in my case my bird dogs are bringing me addresses... I hired 2 guys from Uber to send me vacant ugly or FSBO properties and I’m offering them $500 commission for any I buy or close on). So they’re sending me leads, but what is the best way you all are finding to locate the property owners name # & address? Are you skip tracing using REI Skip or another software? I really want the phone #s I’m way better on the phone and want to jump right into building a relationship. I have tons of addresses here but no owner contact to add to my lists? Thanks so much for the help.

Hello BP! My name is Glenay Coleman, I live in Columbus, OH and I am building my business to be financially free! I want to become an educated, well rounded wholesaler and investor. I understand that while my job is stable and I make "decent" money as a single mom, what am I truly working for? I'm developing someone else's dream and NOT minding my own business. I'm on track to climb and hit 6 figures by 30 (2 years for me). It isn't what I want anymore, I want assets - I want long term growth and wealth.  I made a vow that I would keep my current career for now and use the next (x amount) of months or YEARS to develop my financial literacy and come up with a plan to get out of corporate down the road. I am going to set alarms and mail my marketing WEEKLY no matter what. I am currently researching most effective strategies when creating yellow letters to test my effectiveness so I'm not wasting money. I've purchased my list from list source of 600 solid leads (Absentee, 50%(+) equity, 10+ year deed, target zip code here Columbus that I from an investor for a good growing area). I am building my circle of success. Because my income minus bills is all I have as far income to grow my business, I will have to do wholesaling to save some money for my first flip and it will give me insight on FINDING a deal others missed. I have identified an attorney to help me with wholesales, but I still need to find an inspector to help me out. With the help of BP, reading and reading some more. I think I am on my way! I have joined few REIA COREE investor groups and will be attending meetings consistently. Any other advice would be great!
