Ok that is very different

with no pics hard to advise but if a vinyl window it should have a mech most likely failed

 They don't have balancers per say but there is often a part that fails that can be accessed from the inside portion of the window on the frame

I am a contractor and would hire this out to a window repair company chances are they have the part on the truck and the skill to repair. this should be a low level reasonably priced repair

replace it would be my advice

by your description there is nothing salvageable.

Plexiglass big no no

does not do well with energy UV visibility etc

no balance mech 

design failure

slides freely in frame 

safety issue sound like if open it can come down rather quickly and hurt an occupant

The only repair I would recommend would be nailing it shut until you can afford a window

windows have come down in price over the years and there reasonable options out there

It looks like Poway might launch a program as well. From first glance they might actually pay for it to increase units and hopefully reduce costs.

Granny Flats Garage conversions are never easy here. City of San Diego Inspectors can be problematic. I think they might be relaxing in the permit department for parking which was always an issue

I just saw that Encinitas has put out a shovel ready plan for granny flats

What are expected vacancy rates for office space over a 10 year period. 10 spaces about 1k per sq ft per unit San Diego CA

This is a Class C well maintained in the Poway area off the beaten path built 1972

Interesting thread. We have the two extremes of our restaurant with white table cloths and eating at home. Many good answers

@Cody L.  with staff you are essentially the GC and your costs are more like eating at home. Nothing wrong with that you know what you are getting but hardly a way to compare costs for most. It seems you have a successful formula that I am sure was not developed overnight.

@Roi C. I would say  from the information given you are being overcharged. I would ask for at least three bids from your PM on major repairs. I would require licenced contractors with POI of at least 1 million. I would have estimated time and  material and straight bids from the same contractor. I would think your range should be 45-65 per hour

I think there have always been concerns here in regards of the litigious climate, the buy in cost and tenant rights. But  there is much misinformation as well. Money does not grow on trees but with proper risk assessment and a pain tolerance that is not needed in other markets California Real Estate can and has done well and still can with a long view. I am sure if your multiple door clients exit they will be paid handsomely if they have played it right

I know little about multi families save when working on them

There was a time here where investors were flipping apartments to condos. With the shortage it will be interesting to see if that  comes back

Home Depot does poor at paint matching

If it was that far off I would take a picture of it and bring it in and not ask for a refund but ask to get it right

I use Dunn Edwards used to use Frazze but they lost my account and discounts when they moved to Sherman Williams and did not feel like arguing and took my business elsewhere. You should establish a relationship with a local paint store tell them what you do and you want discounts on some specific paints such as a go to flat semi gloss etc that way you get a deeper discount as they can pick paints they have more room on and a general discount on the rest.

Home Depot is a great store but many items if you know in advance can be purchased from supply houses for less. I think it foolish to never used Home Depot based on convenience and price  

I would urge you to purchase through the prodesk and establish a relationship with them and they can help and provide better service than the returns counter

for large remodel projects get a quote from the bid room
