In some of the responses, it seems that a PM will work the entire area. Is that so, or do you stay within a certain radius of your office?
All of the PMs I am seeing comment here will at least do the entire Marion County (Indianapolis) and surrounding counties Hamilton, Hendricks, Johnson, and Lawrence (city examples are Carmel, Brownsburg, Greenwood, Lawrence) Some of them have certain restrictions (like no less than $1000 a month), but most will take anything. They also will be very honest with you on the best areas to get great tenants too. It really depends on your strategy.

Are you local? Go drive it! If you are going to be an expert for Indianapolis, you need to know the areas. I never guide by zipcodes in Indianapolis because you can have $50K and $2M properties in the same zipcodes. As far as that area, I was in Martindale Brightwood a few weeks ago and I was shocked by the development that is happening there. I have billed it as "a nice rental area with little 2/1 houses" for a while now. But especially on the west side, a lot of development is starting to happen. I looked at a $60K house, and the house next door had sold for $240K. There is a $20million family community center being built in Frederick Douglass Park. Always look at where a neighborhood is going, not where it has been.

Just reiterating what Nick and Ryan are saying. The colleges in downtown Indy are Butler, Marion, Ivy Tech, IUPUI, and University of Indianapolis. I have seen growth around all of these areas and think they would be great for house hacking. Near East and Near South are good developing areas that have more good duplexes in them than other areas. (I had a house for rent in Bates Hendricks and almost all of my applicants were young professionals wanting to live in the area but rooming together to share costs). Possibly think around the hospitals as well, where you may attract medical staff or travelling nurses.

Call them up and interview them to find the best fit for you. I know most of the ones already posted here and they are all good, similar in pricing, so you just need to find the one that has the systems and communication that work for you. Besides the ones already mentioned, you can also try Triple E, PMImidwest, and T&H Realty.

All over Indy are plenty of great spots for house hacking. -- for areas south, I would do Beech Grove, Decatur - Perry - Franklin Townships, and University Heights areas. I just talked to a lady yesterday that is very successful in the University Heights area (near University of Indianapolis) with college housing. You could also look Butler, Marion, IUPUI, and Ivy Tech areas. Or look at the trendy downtown areas -- I had a rental in Bates Hendricks areas and all of my applicants were grad students, young professionals looking to live together to save on costs but live in the areas they wanted to be. Lots of options. let me know if I can help.

2442 Indianapolis is pending. That is a very transitional area. I have seen a lot of improvement for that area, but if I was your realtor, I would tell you to let me drive that property, because that particular neighborhood is very street by street. It is only a 1/1 per side and the current rents of $725 per side are appropriate for the area.
1407 Alabama is in the very popular area of Bates-Hendricks. It is also pending. They are getting $1450 per side for rentals. You would continue to gain equity and be able to increase rents in this neighborhood.
