Hi Peter, I am from Rockford, but I live in Indianapolis now.  I would suggest Indiana for you because it is a quick drive for you to check things out.  I prefer the Indianapolis market, but have you thought about the Gary/northwest area?  As far as building a team, once you get someone that you like and trust, they should be able to share who they work with.  I have worked on networking so that I several property managers, contractors, wholesalers, and lenders that I prefer to work with, and always am trying to build that.  Join facebook investing groups in the areas that you want to target.

Check out Indianapolis!  15 miles from downtown any direction is completely rural, but you would be close enough to keep an eye on any rentals you pick up.  Indy shows up consistently on the top ten lists for RE investing.  As a small city, it is great - top restaurants, sports, concert venues, conventions and great economy.  I grew up in Northern Indiana and have lived in Indianapolis for 7 yrs.  PM if you would like more info.

Hi!  I am an investor realtor here in Indy and we all have our list of favorite property managers.  All of the ones mentioned this thread are good ones.  I would suggest calling and interviewing -- systems are important (ease of payments, process of maintenance, etc.) and then see how often they physically check on the properties.  Most are similar in fees/pricing -- you just need to find one that fits with you personality wise.  I believe that the property manager is the most important part of your team and could make or break your investment.  PM me if you need more options.

Hi Joseph,  I am a "traditional" realtor but 90% of my business is out of state investors, so I work to build up relationships with the wholesalers. As with all areas, there are plenty of scam artists, and you can read plenty of articles about the Indy ones.  My advice is to have two sets of eyes on each property before you purchase (even if it is a contractor or property manager).  Also, I feel the above map is not totally accurate and would tell you to connect with someone local that will tell you the truth.  (IE - I do NOT consider the entire downtown area an "A" neighborhood - check the crime websites)  Would love to connect with you and set you up with more resources -- I will PM you.

Hi Clayton, I am a realtor in Indy and 90% of my clients are out of state investors.  I work really hard to network with property managers, contractors, lenders, and wholesalers.  As with all areas, there are the good guys and scam artists - I would love to help connect you with the good guys.  (Also, my opinion - for what it is worth, get two opinions on a property before you buy it. People will sell you a bill of goods on what a "B" property is - confirm that with a contractor, property manager, or someone else you trust).

I am in Indy and one of my go-to handymen is Mauro Ercole -- it is just him and his dad, and a few buddies if they need help, but they do solid work.  I will PM you his contact info.

I live in Indy and have family that lives in Atlanta.  I would agree with the other statements that Indy is more stable, does not have the highs and lows, equity growth is slower, but initial price points are lower.  Both markets have a lot of diversity, so you can really zero in on the particular business model you would like to pursue.  Would love to connect with you if you are interested.
