 Given that I was remodeling at that time, the answer is technically no but how can anyone prove its one way or another.

Hi,

I bought an investment property in July 2019 (all cash purchase). Took me some time to remodel it. Had to fix everything. Spent $12.5K on roof (did through a roof company) and then around $55K on everything else (went with various non licensed ppl).

My questions are

1. Can I depreciate the investment property given that it has not yet been rented out

2. Is there any deduction that I can do on the roof replacement

3. Any other deductions given the property hasn't yet been rented out

Hi,

I am just finishing my rehab on first investment property (SFR).

House was owned by an old couple so was in a pretty bad shape. Had to do almost everything (roof, lights, kitchen, bathrooms, flooring, doors, windows, landscaping, fence). House is now practically brand new. I want the property to last now that it is completely re-done.

What things do seasoned landlords do to ensure property stays in good condition. What are the key things to keep the property running for years.

Hi,

Planning to convert garage for single family into an ADU. Was speaking to a Rental Property Manager and he said that the potential rent of the main house will be $500 lower if I do that.

Has anyone experienced decline in rent on main house after converting garage to ADU?

Doesnt an attorney put something in the LLC definition to make it solid. The whole goal for an LLC is to not let anyone come after your personal assets in case there is an issue. Isn't that where an attorney can help and make it bullet proof. How do you ensure you have same tightness when you DIY for LLC registration?

What your describing sounds like an attached second unit which could be an ADU if its on an R-1 property.

How do you split the water & gas bill between the 2 tenants if it is common.

Remodeling a rental. Tore down the old bathroom. Are there some tiles and colors that are trending these days?

Also, does it make sense to have the same tile on floor as the ones in shower area?

If anyone has to sell the house, is that a reason enough to evict the tenant?

I actually wanted to do that. However, I noticed that the drawers dont have slides installed. Would you install drawer slides yourself if you were in a similar situation?

The frame and all looks ok and I can re-use that but worried about thinks like drawers without sliders etc.
