Working at a small community bank I have seen people use a second mortgage on land in lieu of down-payment. It would have to be a lender that is local to where the land is so they have a good idea of the value of it. I have never seen an equity LOC structured with land equity. If you have a good deal they may work with you in some way.

Thanks @Georggetta Howie! Yes, I have changed my profile information to Leesburg but the site keeps suggesting friends "near me" which are all from Lawton, OK where we lived previously. I am not sure where else I need to change information to get it straight. I think I finally found the Help section so hopefully I can get answers.

We are in Leesburg, VA. We have been looking in markets within a 2 hour drive since prices are so inflated here due to D.C. so I have not ruled out looking in Richmond. That being said I have not done much research on the area yet. My goal is acquiring rentals to buy and hold, I would love to hear any opinions on areas to focus.

When I originally set up my account I lived in Oklahoma. Now I live in Virginia. I have changed my Profile to reflect my current zip code but all the people near me that are popping up are from my previous zip code. I have tried to look for colleagues where I am at and it says I can not search people outside of 5 miles from my zip code without going pro but I am using my current zip code. Anyone know how to properly get my location changed so I can network locally?

I just finished the book Low to No Money Down from Bigger Pockets and I am excited to step up my Real Estate Investing portfolio. I currently have a duplex we acquired using a VA loan, we lived in one side and rented the other and when we moved started to rent out both. I have had the property for 4 years and love owning rental property. I want to expand our rental portfolio. I am learning about all different types of investments but I think my passion is in buying and holding for long term cashflow. We just moved to Northern Virginia and real estate is costly in the area but we are from Oklahoma and hope to eventually be in the Oklahoma City area and have been thinking about focusing around the Norman / SE Oklahoma City / Tinker Air Force Base area for rentals. Would love any advice from people who have done deals while being geographically separated from the area you want to invest in.

Here is an older forum on here that discusses it. I am curious also, had an "interview" with the Rich Dad Poor Dad Investing coaches and they make it sound like it is simple to get into but haven't found a lot of information on the specific how to's and I am not willing to pay $6k for their coaching.
