Auctions at the courthouse are a monster. The regulars will eat up and spit out newbies. If you bid, the price will get bid up to teach you a lesson......I have seen it in action in multiple counties/states.

Also, many of the sealed bid auctions are not quite as advertised either. I had a very good friend who is "in" with an auction company, and he has the ability to ask for "favors" and get the property at the price he wants.

We do a lot of owner financing, but our buyers always refi out of our notes.

If you are a note broker, let's network. This is a side of the business that I have limited experience in.

You must do what is best for you!

My advice is to market it both ways and see what happens! Why not keep ALL of your options open?

Since paying more makes people happier, I have a property worth $80K that I am willing to sell for $250K.

Auctions can also be very political. So work hard to understand the process, and if need be, get networking with the right people.
