I'm curious if you replaced the beam entirely, or perhaps ran new support beams on either side?

If so do you mind sharing the cost on that? I'm looking at similar issue.

I know two lovely pitfalls, born and raised by a family who loves pit bulls. They told me they were once known as "babysitter dogs" as they are so good in families. My brother got a pitbull from a previous owner, and although he seemed nice enough if not a little shy, he lunged at my son and bit his ear. They kept the dog, and now, a year later, this dog who was great for their family, ran across the ranch and attacked and killed a calf. He had to put it down. I for one am relieved. I love dogs, but pitbulls seem predictably unpredictable.

    Hi Ronald,

    Still moving? I grew up in Bend and it's beautiful but instead of heavily forested think lots of Junipers and dirt and beautiful mountain views. Bend getting pretty populated but outside of town there are still plenty of wide open living.

    Thanks for sharing Brian . Do you work with rehabbers experienced in apartments, as opposed to single family flips?

    I'm looking for a similar investment. Multi family in the 1-.5-2M dollar range, with a value add strategy.  If your local apartment broker wants more business please send him my way.

    Also curious as to your thoughts on apartments vs townhomes. Do you see them as the same animal in terms of purchasing and selling?

    Great info above. I want to sound "proof" a common wall in a duplex. There is already standard R 19 insulation and drywall. Was thinking it would be less messy to add a roll of cork on the common wall's, then the thicker drywall over that . Has anyone used cork as sound insulator? Sounds like possibly cork with rubber bumpers then drywall might add extra layer protection.

    I'm curious how people coordinate their rent roll to Quik Books.  We use a google sheet set up to receive rent for 30 tenants, but am finding errors coming from PM. What system do other people use, to make sure data transferred from the PM to QB and making sure it balances.

    I only manage properties I have ownership interest in. Funny thing is, I am handling lots of money/negotiating contracts for properties with partners, but that happens before I'm actually managing the properties. It would seem I'm still in the clear because my clients are my partners.

    I thought another work-around would be to bill monthly for "clerical services".
