We have two middle school kids in a very small home. Every time I think about an addition, I think of how much money I can make if I invest that money. So I keep investing. And 6 months out of the year, we spend a lot of time outside, and don't notice the small house so much.

Thx for info. It does seem an important part of the strategy is having large chunk of change in 30 yrs to pay the taxes. (Or a good Estate Plan)

We just sold our small commercial building in Williams Vancouver corridor and I think all the new build apartments in the area brought up our equity in a huge way. However, out our back door we see a huge, new apartment building that is VERY slow to fill, both commercial ground floor and the 5 stories above it.

Welllll, I'm looking for Multifamily in Portland Metro Area. Yes, prices keep rising, (as do rents) but knowing the demographics of the Pacific NW and finding the right property at the right location -- I think it can be done.   I've heard Camas and Vancouver are good as well so I'll be exploring that market.

Portland is rapidly heading in the same direction as SF and Seattle. Properties values continue to rise. They could go flat in a down economy, but people will continue to move here.

I bought a duplex in 97211 recently for 650K (outrageous I know) that has 8% COC if I manage it myself. I bought for 20% down before it went on MLS, but paid market rate. It started as an emotional purchase as it is the house next door and I didn't want to see another tear down/massive tall skinny plex go up, but it has cash flow. There is an option to put third unit in the basement once PDX approves greater urban density, which I believe will happen in 2018. My strategy changed from cheap out of state cash flow houses to the expensive Portland buy and hold market, and was surprised to learn I could actually get cash flow. Since similar duplexes have sold in a heart beat I'm assuming that those owners found cash flow as well. Anyone have similar experience in upper price range?

I live in highly desirable NE Alberta Arts area where any new construction goes from 500-700K. There is probably a shooting a summer within 3 blocks of me. It is inner city. When an area gets gentrified as fast as is happening in the urban core, I hope anyone buying in the neighborhood knows that they are still inner city and there will be crime. Regardless, it's extremely livable and pleasant.  I love the mixed neighborhood and would miss the diversity and history if I ever left.

Are you sure it is within city code to add the units? I have an inner city duplex and it is not "legal" by code standards to add a third unit. City zoning standards may be changing in a big way however and by 2018, due to Portland's need to meet the mass influx of people, even more urban density is going into a review procedure.

There is a tiny home "hotel/lot/rental" sort of thing on NE Alberta and 10th. You can probably see what their booking look like online to get a feel for how much money it makes.
