You certainly have an advantage as a contractor because you can generate estimates for rehab before you even put in an offer. This will help you figure out your ROI (return on investment) for either your short term goals of flips or your long term goals of rentals.

I have been investing in 2- and 4- unit properties as buy-and-hold rentals since 2009. I convinced my wife, then girlfriend, to read "Increase Your Financial IQ" by Robert Kiyosaki (amazing read) in 2010 and she decided to start investing in real estate. It is truly a thrilling experience every time I walk through a potential investment. I am excited to join a community of like-minded people who share my passions.
