Denver is in a bit of a cashflow crunch right now. It can be found, but it depends on what your expectations for ROI are. I can point you to some areas where the cashflow and appreciation potential could be higher, but they are not going to be a walk to LoDo. AirBnB and VRBO can both be useful websites if you're looking for short-term rental income.

Hey Adam, I am a real estate broker in Boulder and investor in Denver and Buffalo, NY. I also work with a wholesaler that has his fingers in some smaller city markets such as Indianapolis, Memphis, KC, and more. I cannot touch the cashflow numbers he gets in those cities out here, but I tend to believe that the appreciation in the Denver/Boulder markets will immensely eclipse the cash returns. I'd like to sit down and chat to see what your thoughts are and see if we can help each other.

Thanks Matt! The S-corp was my thought for the tax reasons you have outlined. Since I am an investor with several LLCs owning property, an umbrella S-corp to own all of the LLCs may be the best way to allocate income to the most advantageous taxable income category.
