Using your primary has many benefits! You have the lowest rate possible on a primary residence. In addition, despite the new tax code, you can deduct interest on a HELOC since you'd use it to improve your real estate. Finally, it will allow you to manage yourself to get the nuts and bolts of real estate investing down pat. A lot of real estate investors start out by using a primary as their first rental. I'd love to hear more about your project! Sounds like it could be very exciting.

Boulder has a unique density issue that forces the code enforcement to look the other way. Co-ops were a way to legalize it, but they will be limiting the number of co-op applications accepted each year. Without being able to build up or out, there is a real demand to increase occupancy per dwelling. I am not sure if the same dynamics are at work in Loveland.

Affordable housing is very restrictive on renting. If you are looking to rent it in the future without using it as your primary, that will not work. Also, if you planned to rent out 1 room in a 2BR, you will not be eligible for a short-term rental license due to the affordable housing status. In general, affordable housing for purchase is not a great investment as they cap your capital gains. My 2 cents. Look up in gunbarrel - Meadowcreek apartments have condos pop up from time-to-time that are very reasonably priced with fairly low HOAs. Unfortunately, the buildings usually have a lot of deferred maintenance.

I recommend talking to Margaret Flaherty of Mock property management. She's been in the business for 35 years in Boulder. I'm not sure she works in Denver, but she was very helpful in directing me to the right resources to find a good PM in Buffalo, NY, a market I know she doesn't know. I'll message you her contact info.
