I've set up all of mine on my own in ny and Colorado. Man, the Colorado process couldn't be easier. Ny, not so much. Just go to the sos for colorado website. I'm not an attorney, but unless you plan to take a salary as an active employee, an LLC is the best route. You can always change how the LLC is taxed down the road if you change. Do you have your broker's license? Are you looking to get into residential real estate sales in the Front Range? What are you investing for? Income or growth? I think some clarification on what your goals are and an idea of how you would like to achieve them would give you a more focused response from the BP community

Are you planning to repay quickly or pay out over time? Term will determine what is fair. Will the partner share in profits or is this a completely separate venture? A few questions to ponder

I use ***********.com. they also handle rent payments for a very low fee ($3.50/transaction of I remember)

OK, so I've been through 4 property managers in the last 6+ years and I cannot say one good thing about any of them (OK, my first one was a really cool guy). Property neglect, missing rent, not leasing up vacancies quickly, disbursements?, etc. Any recos? This is ridiculous - I have the county of Erie and the city of Buffalo inspectors pounding down my door for violations on 2 different properties at once.
