Tim G. & Brian Lane I am curious why you prefer to not put your web site on your direct mail marketing? I asked this same question on the Marketing Forum a couple of months ago http://www.biggerpockets.com/forums/87/topics/83740-direct-mail-testing-with-wo-website

The consensus was to include the URL of your web site but a few disagreed. I would love to see further discussion on this.

Thank you everyone. John Espinosa I have played around with Movie Maker and it seemed quite limited to me. I am sure this is only because I am so new to this. I know I can google for the answer, but do you have a good resource for learning movie maker?

I will post the videos when done. i will accomplish this by asking for feedback on my web site. Videos mostly for an introduction and some specialized pages and making my testimonials look good.

I am going to start exploring making videos for my web site. I am going to use a 1080dpi HD web cam. I will also be using a Cannon digital camera for other videos. I am very new to this and want to do some "amateur" stuff before I decide if I should get professional videos done.

My wish list is:
Low cost or free at first but will pay if I like
Need to merge two videos, 1 from web cam & 1 from camera, on occasion
Easy format to upload to youtube
The obvious cut and paste edit stuff

Any suggestions?

It is possible to find deals on the MLS, but yes the competition is tough. I know a gentleman in my market that does quite well off the MLS. Having said that, the competition, at least in my market, is very strong with certain direct mail lists. I try and concentrate on a few things and learn to do them well, and it seems to be working so far.

I would do as Jon Klaus said. My goal is actually $5000 a month in marketing, but it will take me at least 2 years to reach that goal. Mainly because I am implementing one piece at a time. There are so many variables such as which list, how often, increase farm size and so on. And even when I do reach $5000 a month I am quite sure I will then test different lists, mailing frequencies...I dont think it ever ends.

As Ned Carey said it is all right here on BP. If I had to give the first three steps they would be: Read the beginners Guide located in the "Learn" tab, read the entire Marketing & Wholesaling forums then start on some sort of marketing plan. And just for fun attend you local REIA and meet people that might want to partner with you or buy your deals as you find them.

Each State can have different probate laws so it might be best to consult an attorney in your area or talk to the people in your jurisdiction that handle probate. In my area if there is no Will, the State dictates who the property goes to: Spouse > living children > children of deceased children > siblings and so on. Also in my State after 3 years the family can not file for probate any longer. The case has to go before a judge.

Having said all that, I agree get it under contract. However, I wonder if it is a valid contract because the personal representative, at least at the time of the signing, is not signing the contract.

May I suggest reading the beginners guide.

Then read the marketing forum and attend a local REIA and make friends with someone that is a successful investor. They may buy the deals you find thus eliminating the need for a lot of money. There are also many threads on how to market with little money I just dont have links.
