This is the one of the lady going through stuff as fast as she could. I thought I have one of her really going crazy but I cant find it. About 5 seconds in at the very back of the room she is standing on about 3 feet of stuff. I would say the house is about 3/4 emptied when i took this video.

Glenn Espinosa yes $8K. I include my muck out labor and dumpster cost in demo. My demo costs also include typical tear down of a wall and so on.

I am not really answering your question, but I purchased a hoarder house in late November that had, and I am not kidding, 5 main trails through a 2875 sf house w/basement. Stuff stacked to the ceiling. I estimated 7 40 yard dumpsters and $1500 labor to clean out. I was off by 8 dumpsters about $2000. I have done 2 hoarder houses prior to this one and all the stuff was just kind of piled up. In this house the previous occupant meticulously packed boxes very tightly with stuff and stacked all the boxes. This house was packed so densely I just couldn't believe it. I even placed on line ads for "free stuff" and had people hauling stuff away for me for free. I tried to keep people from creating a disaster area but it didnt work. I even have a video of a lady on top of a pile of stuff picking up boxes as fast as she could, emptying the box looking for stuff then moving on to the next box. The best part is there was a motorcycle buried in all the stuff :-)

I have never purchased a short sale with the intention of wholesaling it. Typically there are deed restrictions which would prohibit wholesaling; although, I understand one can purchase in an LLC then sell an interest in the LLC.
I am not participating in the type of program you are describing; however, I would like to offer an alternative. You could attend a local REIA and start networking looking for someone you can partner with on these types of deals. In my area I have a partner that will do the short sale, I find the deal and we split 50/50 what ever our exit strategy. I also use a local law firm that does short sales and modifications and they are very investor friendly. I just pay them a fee for their services and use their agent to list if I want to buy.
If your desire is to learn how to do short sales I guess my option above wont work. However, if your desire is to market and find deals my option might work for you. You can do a lot of marketing for $8000.

Ask your lender to give you a letter specific to each offer you make stating the amount you are approved for is your offer price. Not sure how you would handle negotiations if they want to counter.

Your response rate is interesting to me J Scott because I tested mailing to this group for about 6 months 2 years ago with about the same results. I gave up then, but your post makes me think I may want to try again.
Who do you get your data from?
When I was mailing to 60/90 I was tracking several names on each new list to determine how far out, for example, a name in the 90 day late was from becoming a NOD. My goal was to try and mail 30 to 60 days before the NOD, so I wanted to know was it 60 or 90 day late to accomplish this. I found something very interesting. Not one name ever made it to NOD in the 6 months I was testing this. However, there were names that came on the list that were already NOD. Has anyone ever looked at the data in this manor? In other words it seems to me that a certain percentage of 90 day lates should go into NOD.

Lee Reitzel do you have a budget for marketing even if small? There are ways to budget with very little money too. You can spend weeks reading the "Wholesaling" and the "Real Estate Investor Marketing" and learn a lot about marketing. I agree with what everyone has said here about a mentor; however, I think it is just as important to get some sellers calling you. Besides finding a mentor, figure out a way to start marketing even if that means knocking doors in a farm area. Develop a marketing plan and post it on BP for feedback. Knowledge and action are equally important in my opinion. Anyway you will learn a ton by taking action.

I should have been a little more specific in my post. My web site is for two things only...to compliment my direct mail to provide credibility then leads via the site and eventually provide viral leads. All from sellers. Looking for leads then deals only.

Joshua Dorkin I think you are right about writing an article(s) that serves the needs of my visitors. That is something I am going to implement via a blog. I have been keeping track of ideas specific to the type of visitor that will be visiting my site for future blogs. The free report is going to be tested to see if I can get names and emails as lead generation then to see what happens long term with a drip campaign.
J Scott I appreciate your contribution. I need to take what you have done for the type of visitor you are looking for and extrapolate that to the type of visitor i want.
Bottom line is the report needs to contain very desirable content.
