@Gustavo Lotuffo Awesome train of thought! 

Since you have an HOA, you may want to check if you're able to make these changes in you home IN ADDITION to checking with zoning regulations.

Most houses you see on the market with MILs have not been permitted, but doing it the right way never hurts. Better to have the "okay" and approvals from the people you need them from than to get a Stop Work order from the city. Hope that helps!

Congrats! It also helps building great rapport with the seller's agent and keeping in touch, updating offers if needed. 

My buyer and i got #2 out of 15 @ $55k over asking, $25k appraisal gap coverage, 60 days free rent-back, no inspection items under $1000 unless health and safety.

@Mason Bergh First step to growth is becoming uncomfortable and it seems to me you've already taken a step in the right direction!

A great place to start is to read a couple books. I would recommend scott trench's "set for life", craig curelop's "the house hacking strategy", Robert kiyosaki's "rich dad poor dad". These books are awesome if you're just starting out.

In the mean time, start saving money to fund your first property, build your credit score, and continue absorbing information.

I would lower it again and advertise the lease term for just a few months. When summer rolls around you may be able to increase your rate again!

@Zachary Himes are you able to connect to a local lender to chat about options? Being able to qualify for a loan comes down to much more than how much you make per year!

@Taylor Gant House hacking is an awesome option, as you are able to cut your housing expenses down significantly. Which market are you in? depending on the price point of your market, you may be able to get into a multifamily HH or may need to opt for a way to house hack a SFR.

@Alysha Pederson Hey Alysha! I'm on the FI team and we are all agents who invest. I'd recommend looking on BiggerPockets for brokerages who specialize in investing, and interview your top 4-7 brokerages. 

Outline the characteristics important to you, and really understand what YOU are looking for. Once you're clear on your vision, the right one will come around :) let me know if you have any questions!

@Angelina Mele Research a few top producing agents in your area and see if they are looking at add to the team. When researching different agents, you should also figure out what kind of market you would like to work with. Is it investors? Luxury homes? Forever home buyers? After you've established a list, interview the brokerages and figure out which fits your workstyle best. Consider if they provide leads, mentorship, team support, transaction coordinators, etc. What are the commission splits? Do they have training?.

And if no one is hiring, you better figure out some sort of value-add you can bring to them.Will it be social media? content creation? videos? Cold calling? Find a hole in their business and let them know you'll work for free.

@Clay Eubanks Is there trustee info on the county assessor page? If not, you could try searching the family tree of the guy who passed away and skiptrace their info. Do a little digging and you may be surprised at the information you're able to find out
