@Dylan Gates are you actively using your RE license? If not, you could join a team and start transacting...Make $$$ and save all of it for your first investment. If your market isn't terribly pricey, you could use the money you've earned as a down payment on a house hack; should the market you're in be expensive, find something out of state.

@Brett Foley Hey Brett! Would you consider house hacking? If you're open to it, it's an awesome way to remain frugal since you get to save on housing expenses which tend to be your highest expense.

I would also connect with an agent well-versed in investing and ask which areas are best for investing and which methods work well for each area. PLEASE don't rely on an agent who works with forever-home buyers for your first investment. They'll likely be unable to guide you in the right way. (You can use one of those agents when you're ready to settle down, ha!)

@Nancy Higuera I used VanEd! They are local to Boulder and have a great online course platform. I passed the tests first time through, and I'd highly recommend them :) Feel free to connect and ask any questions, I did this only 1/2 a year ago so it's fresh in my mind!

For my first rehab project I brought in 2-3 contractors per project to give bids. That will give you a a low-mid-high range of costs of labor. Decide if you want to purchase all materials yourself, or want them to -- there are pros & cons of each option.

Also, there are many ways to budget on renos, but here are a few ways:

  • - flooring: LVP vs Wood Tile vs Hardwoods vs Carpet. LVP and carpet are my faves. LVP is affordable and tenant proof, while carpet is cheap
  • - Paint: buy a paint sprayer and paint yourself. It will be cheaper than hiring out and faster than hand rolling the paint
  • - Cabinets: if they're more outdated, paint them and add new cabinet fixtures
  • - Being your own general contractor: save on costs, but spend more time

@Abel Tatek Start forming relationships in your area and see if any of the local brokerages are looking for interns. Bring some sort of value to them when you interview with them -- is it social media knowledge? Marketing? Cold calling to find listings? 

Remember that every "no" you get will get you closer to the "yes". If a brokerage says they don't need help or you're not a good fit, ask WHY. Use that WHY as ammo to continue learning and being an asset to a team rather than just a high schooler.

You start doing this now and learning the ins & outs, you'll not regret one minute of your hustle.

@Ruby Ruiz Find someone on biggerpockets you look up to...then check out their social media and see if they need help with content creation and marketing. Learn the ways of the younger generations and learn the ins & outs of instagram, tik tok, linked in, etc. Once you've mastered these platforms, provide the value to the person you look up to. mentorship will unfold very naturally if you're serving and giving more than you get. 

That's just one way you could do it, and there are many more ways! hope that helps

@Tom McKenna @Olivia Radziszewski BP is a great source of leads! Continue providing value to the community via forums, and you will attract buyers. I would also recommend cold-calling. As much as you dread doing it, DO IT! Try it out for a while and you'll be rewarded

@Richard S. House hacking is the best way to start. It gets you into a property with a low barrier to entry as it teaches you about landlording basics (tenant screening/management, repairs, etc.). It also provides the obvious -- minimizing your housing expenses which allows you to save enough for your next property WHILE learning the ins & outs of owning a rental property. A lot of the "pros" started out this way. Each person has his/her own path, but this is my favorite way to start.
