Keyless entry is awesome because you can change codes after each tenant moves out. 

Schlage is easy to use. I'm also experimenting with U-tec, which has the ability to smartphone unlock or change codes via app on your phone.

@Chad Summy Plant seeds! Listen to podcasts/audiobooks on speaker or in the car. Have her read Rich Dad Poor Dad like @Alecia Loveless mentioned. I would run some numbers/analyses and present them to her in an extremely simple way. 

I believe the best way to bring someone on board is to provide bits and pieces of information over a longer period, rather than bombarding with a ton of information. hope that helps!

@Sam Fowler for me, the two most important team members to have immediately are 1) lender 2) investor-friendly realtor

If you plan on obtaining traditional financing, a lender will be able to provide you with what you're qualified for so you're able to look within an appropriate price range before looking. If you're looking at other types of financing, you may want to find a hard money lender, private money, etc.

An investor-friendly real estate agent will enable you an MLS search and provide you the ability to write up offers and see properties. They'll provide the market knowledge too!

Try not to overcomplicate things in the beginning. Most important thing is to GET STARTED!

@Fang Underhill the short term rental market is booming in many places, Colorado being one of them. Denver is doing extremely well, so are mountain towns. Are you asking which places haven't gained much traction yet and expect to?

@Jay Martin I would find a brokerage that can teach you to fish...When you get a lead, you ALWAYS follow up. These are conversations you should be having with your managing broker. I assume you have a split with them, so technically, helping you make money would also help them make money.

If you continue to get no help, I would read some books on being a real estate agent, and also watch some YouTube videos. Hope that helps!

You can Propstream, REIpro, Deal Machine, or independent skip tracers as well. 

If you know the property is owner-occupied, you can also door knock :)
