@Evan Knapp start attending meetups, connect with people, and continue learning through books, podcasts, and these forums. If you are set on flipping houses then you may want to find a quality flipper in your area and work for him so you can learn what the process of flipping homes is like. That will be the safest option. Or, source some creative financing and just get started and learn from your own mistakes. The best thing you can do is create a list of actionable next steps and get started. good luck!

@Jason Tassinari If there is a lease of the 4-unit that will be expiring soon, you can always offer cash for keys to get them out a little sooner. This may be the path of least resistance. Maybe consider 1 month's rent + a bonus cash amount for extra incentive? Congrats and good luck
@Rich Jackson Correct, typically 10-15%. I'd talk to your lender to determine more exact stipulations with what you can/cannot do with the property. If you have a primary home nearby you'd need it to be X miles away from your primary. again, talk to a lender, but getting a second home to use as a STR is a great strategy!
@Allen W. I would hire someone to do it or set up some cameras to document the scene. In the past, I've just hired it out if I'm not comfortable with the situation. Better spend a little money than to have to watch your back constantly!

@Kolton Gutierrez I'm biased, but I'd say house hacking is the answer here. You'll have an appreciating asset that will provide cashflow. Question for you -- what else would you be doing with all that cash? High-yield savings account? Crypto? Gold bars? All jokes aside it would depend on your risk-reward comfortability. My suggestion is to run some numbers and see what your market may yield. Connect with local investors and investor-friendly agents to chat with them about numbers they see in the market. hope this helps.

I quit my 9-5 the 4th day of 2021 and never looked back!
Stabilized my two rentals, and got some solid cashflow of at least $800/month.
Was able to see family >5 times this year, and took time to travel and enjoy life with the new flexibility of non-corporate life

@Account Closed We're definitely seeing a slow-down in our market. Houses are sitting for more days on the market, and we're seeing more team members offering at asking price or even below-asking. It'll be interesting to see how this Winter plays out if the pace continues to slow down.

@Tim Robertson I lol'd when I heard this news at first. These guys wanted to automate the buying/selling process but I think they forgot how many emotions buyers and sellers have. Real estate agents don't just write up contracts, but we're friends, therapists, and punching bags LOL. So yea, it's sooooo easy. Hope Zillow stays in their lane now 😂
