I'd say do some bird dogging until you feel comfortable enough to do your own wholesale

Learn your market really well. In the areas you want to work, you should know what a 2/1 and 3/2 sells for when in great shape. You should know which areas have mostly renters and which are mostly owner occupied. And know rough estimates for rehab costs. For instance, around here $5k is a good, conservative number per bathroom rehab. Usually it can be done cheaper, but at $5k most of the time you will be a little too high, which is where you want to be. It is much better for your buyer to spend $25k on a rehab you said would cost $30k vs. them spending $35k.

@Jonathan McKinley I recently learned of DealMachine App, never used it. Apparently it can look up the owners in real time while your at the house. Not sure how well it works, but there is an idea. I think they offer free trials.

I'm not sure about your market but around here one quick and easy way to spot a bad wholesaler is looking at their repair budget. Around here anything less than $20k is ALMOST guaranteed to be low. As my friend who is a full time wholesaler says, "I've been in over 300 houses and only 1 needed less than $20k". Maybe such a threshold doesn't exist in Oakland but it seems to hold true here.

The moral of the story is: I think as a newbie that may not know the market well, repair budgets that are low is the quickest way to spot a bad wholesaler.

Like Andrew said, depends on if you have a good bank that will consider your rental income!

@David Olson You're gonna get a lot of negativity from people who have had bad experiences with wholesalers. If you're wanting to be a wholesaler, I would make a point to ask what he needs in his business, and offer to do that for free.
