 What he said. There isn't a specific scam I know of, just a lot of shady people trying to steal money. Just be careful.

@David Olson That is the truth! Wholesalers do serve a purpose imo but a lot of them can be lazy, shady, and/or under-educated.

This is kind of along the lines of the impact driver and drill. Get a good driver/drill set that also has other tools that run on the same batteries. I use the porter cable set (midrange), ryobi is okay (good price), Millwaukee, makita, dewalt, bosch are the higher end tools. 

Other misc. tools I have and like:

Set of crescent wrenches

Channel locks

vice grips

6 way screwdriver

level

palm sander

combination square

That's all I can think of right now, you'll never be done buying new tools.

That might be too many words, when you go to run it, FB might say your image has too many words. Or rather that the words take up too much space. They'll still let you run it, but it won't reach as many people.

I think most of the time they move out and continue renting it and build their portfolio. I'm sure a lot of people use the BRRRR strategy in combination with house hacking. Ultimately it's up to you and your goals.

There is also companies that lend almost nationwide such as patch of land, lima one, fund that flip, finance of america, that's all I can think of off the top of my head.
