@Linda Govan I know sometimes inexperienced syndicators will team up with people or organizations who have experience (like your pm company) and when it comes to not having skin in the deal, sometimes that happens especially on someones first couple bigger deals. One way I have heard of people overcoming this is by having a partner who is putting in money and/or having the broker of the deal put in their commission. I'm not a lawyer and don't know the specific structuring of these deals, but I do know that has been done. This way you can go to your investors and show that the broker with X years of experience is putting in their commission because they believe in the deal so much.

I'm sure there are other ways to present to investors, these are just a couple ways I have heard of.

Here in Kenton County KY you have to pay the sheriff directly after the sale.

I would suggest finding a desirable school district and purchase only 2+ bedrooms. That sets you up to have a large pool of people wanting to rent your property. Furthermore, if there are large communities in some of your target areas, look further into them. How many units are 1,2,3 BR? Look at the city's demographics, is there a lot of families? 

Maybe you can find an area where the large communities are mostly 1 BR and not accommodating to families, or vice versa.

@Matthew Muniz Props to you for asking the question AND educating yourself through books. That being said, I don't know anything you can do with $100-$500. I would think about maybe joining your local REIA (if there is one?) or pay for BP pro and have access to more of their content. Use whichever you go with to network and learn.

Nothing wrong with it. But as someone else said, I wouldn't partner with someone just because they have a license. If they make a great business partner and also happen to be an agent then sure.

@Rudy Cecere I have also heard a lot of bad things about working with 203k loans, but as @Jeff Onofrio said maybe the people I heard from weren't using the right lenders, HUD consultants, and contractors.

Most of the complaints I've heard pertain to getting the funds for the rehab being a pain in the ***.

If you're holding I personally would wait until they die. If you're flipping I'd replace it before listing.
