If you're not sure about the ARV, get sure. Then make a decision. You can ask a realtor for comps, especially if you find a nice one on here.

Typically you'll have to pay 20-30% down and that's where a lot of investors stay. 70-80% LTV is decently safe, assuming you're cash flowing and have adequate reserves. This keeps you relatively protected from negative equity in a downturn.

I like the idea @Mike Reynolds had of Airbnb-ing them more than owning a park. I'd also try building them and selling or heck if used ones are on the market flip a tiny home! I'd do any of those before owning a whole park of them, unless it was also an RV park or mobile home park.

Okay not being sarcastic here, and it's a little off topic... But I'm curious. Why do you associate "realtor" with a female? OP said realtor and you said her and she. Could be a dude. I'm not social justice warrior-ing here at all, just curious because I did the same thing. Then I had to look back and realized he never said what sex the realtor was. Weird. I have no clue why I would automatically go female when realtor is mentioned.
