"Otherwise it's a long slow grind" - well, yeah, unfortunately it's not the lottery.

Everything you have highlighted is pointing out how you feel about real estate. If those are your feelings, I'd stop now, it's not for everyone, and it doesn't make you rich quick.

There are tons of people who have done well, but if you feel the way you described, I wouldn't focus on real estate.

I agree with @Joseph ODonovan, talk to an accountant maybe also a real estate attorney about what you should do.

@Derek Larson Most will probably have their standard fees you could gather without having to tell them about the property.

@Cody DeLong depending on the units around you, you may be able to keep those cabinets and repaint them, since it will be a rental. I wouldn't suggest that if rentals nearby have brand new kitchens though.

Props to you for making the post and getting on here in the first place. Another way to find a mentor would be at local meetups. But, you will likely not be the first person to ask them to be a mentor, you'll want to stand out. Be prepared with how you can help them, before asking for them to help you.

One is not necessarily better than the other, it's more about what's best for you.

From what you've said about capital not being an issue, sounds like this may be a good idea for you.

This is a monthly meetup held the last Tuesday of every month. Hosted by @Joe Fairless with some help organizing from yours truly!

Presentation - Joe will interview Gaston Teran, a local Cincinnati real estate investor who has scaled his business to 240 units in a very competitive market.

After the presentation, we share our progress since last month, or if you're new, introduce yourself. After that we network for the remaining time.

The $2.50 fee (plus $.84 for Eventbrite processing = $3.34) is simply for accountability. This way we cut down on people RSVP-ing and not showing up, taking away tickets for people that would have showed up (and it buys pizza for the group) :)
