I wanted to Create an LLC to it would be ready when I land my first property. While waiting for this to happen, I wanted to use the money I make from my small business to funnel through it to show cash flows coming in an out. That way I have greater opportunities for better business loans for real estate properties in the future. Is this a good idea?
Wow, well thanks! I will start looking into this ASAP. If I am paying money to be on a site that is not fully accurate or up to date I would like to not remain on it.
Okay thanks for this information. I am currently on a software called "Propelio" that allows me to skip trace to peoples homes. I have reached out to a handful of people that show pending foreclosure homes and I have not got a response from any yet. Most of the calls just go right to voicemail, or say its not a working number anymore.

Thank you for all this wonderful input. It is really thoughtful of you to take the time outta your day to help. On a side note, I do already try ways of getting around "only having this, this, this AND how do I get that, that, that!"
Example.
Recently, there was an opportunity in my area for a property that existing down the street from a major university and 3 big hospitals. What does this mean?! (MTR ALL DAY!!!).
I did the analysis, things made sense, so I started looking into ways of generating the funds.
I was already prequalified but the amount was not enough. I spoke with a broker who said we could get you to that number AND roll the closing into the mortgage, so now I need 20% down. I proposed going to a PML to get that but the broker said that is not something that can be down because there are rules against it. (Back to the drawing board)
So I tried going to a HML for the 80% and a PML for the 20%. In the act of all this, Someone reached out to me and said, "As a rookie investor with no history of deals. I would not be lucky enough to have an opportunity like that" (Back to the drawing board)
I reached out to 3 people from a book I recently read "30 day stay," proposed the idea and the analysis. I said I would manage the property, and pay for the minimal expenses, but I got no help! (Back to the drawing board)
I went to social media groups and looked for investors that would be interested and I got people telling me without experience blah blah blah. Others showed interest and then I never heard back from them (Back to the drawing board).
I recently has spend quite a bit of money on machines like "The cricut, a heat press, and a sublimation printer" to help with a second income.
So... I am trying my hardest, just not having the luck on my side yet.

I recognize you from your advertisements via social media! Thanks for taking the time to respond to my post. I am really trying hard to obtain my first property but I am not having any luck. I totally agree with everything you are saying, I just have not found a way to get where you are. I continue to do what I do with the hopes of something working in my favor while I raise capital for my first property.
Is there anyway I could help with what you do in the Texas area? Do you only flip homes or hold? I prefer things for the long term. Please let me know if there is anything I can do. I just do not have a lot of money if your a person trying to sell a really expensive business plan. I really want to reach my financial freedom as soon as I can

This advice was helpful. I currently use a software that givens me the advantage to seeing homes that are vacant. Now I do not have a lot of capital right now, but maybe I can work something else out. THANKS!

Is there any advantages to finding a vacant home ? Does it mean deals can easily be negotiated with the owner or is it just vacant because they cant fill it with a person living there
Hi everyone, I have been working through different ways of trying to get deals to raise capital and I am not having any luck. Given the way things have been going I feel a lot of people are defaulting on their mortgages and this could be a better chance for me to help people out. Does this site have ways to contact people who are in forclosure?
I am currently using propelio to skip trace but I am not having luck
