Great advice in this tread!
I would rent if its a busy area. How bad do you need to sell? As far as price-wise goes, I think your asking for a fair price.

By looking at those pics, it looks like someone was trying to piece something together. I'm not exactly sure if they were doing a patch job or just did not know what to do. I recommend tile to be placed on backer board or mold resistent sheetrock. In the pics that is normal sheetrock which will rot over time due to moisture.
To answer your question. It would cost alot more to fix and paint a ceiling after moisture has seek through. Fixing what is there now does not require much work.
Doesnt sound bad at all. I would go after it if its at the right price and decent market.
In construction it depends on how burnt out the house is. Is it a complete burn out? How are the structural members? Is the foundation and exterior walls any good? If your not careful you can end up spending as much as building new.

Thanks for all the greetings and info from everyone! Indeed Charleston is a great market. Which is one of the reasons I want to get into real estate investing and also I would like to branch out to nearby growing areas also.

Hi,
I am looking into venturing into the real estate market. After sometime working in the construction industry as a project manager and estimator. I've alway been running across very good deals and also missing out on alot of properties for sale. My main goal is to flip and rent out houses. After spending sometime on this site I may venture into wholesaling also. I look forward to participating and learning alot from this forum!
