@Kasey Rowe we self managed until we got to 25 units. I will warn you though if it’s your house that you’re putting up you’re going to be emotionally attached to it and that will make this process worse. Your house is now a business assets and not the house you loved when you lived there. Our first eviction was emotionally draining in the first few times we turned over houses that we had spent a lot of time getting ready and we’re trashed was also draining. Now it’s just part of the business though. The first house is the hardest they get easier after that

I believe though I can't find a link that you basically need: egress window, heat, electric, closet, ceiling height minimum 7 feet but there can be places where beams take it down to 6'4". over half the ceiling has to be at 7' though. That is what we use (IRC rules) but if you are going to sell it I would take more than my opinion on line. :)

I did not see property insurance in your calculation. I live in Central northern Indiana and do not expect 3% appreciation and your costs exceed your rent so I would not do any deal even close to the numbers on this one. We use the 2% rule for rents here and if you take some time looking you can get that in Indiana.

One of our local title companies will not do an assignment at a different price that the original seller is getting. For that reason we don't use them. We use a nationally known title company that has worked with us on several wholesale and subject to deals. Don't let people convince you that they are doing anything illegal. That's just not true, at least it is not true in Indiana.

We have had similar experiences. And as far as I know the answer to your question is no. You can store the tenant's stuff and give them some time to pick it up and of course they would owe storage fees on it. But we have actually hauled the tenant's stuff to an address of their choice just to be done with it in cases like this

I spoke to my attorney about them and he said recommended I not do that. It was a while ago but I believe the reason is they have never been tested in courts here in Indiana so no one really knows if they will survive a court challenge or not
