@Tyler Caglia
Awesome post Tyler. We love the details, so long posts don’t bother us at all on BP. In fact, I got more value from analyzing your deals using the details you shared than the dozen short posts I read just prior about “COVID’s here. Do I still invest?”
Keep up the great investing and share the next three with us!

DocuSign. I use it for Rent Applications, Leasing Agreements, Purchase and Sale Contracts... everything within my REI LLC. Super easy, and given 100% of my investments are out-of-state, it works well for everyone.
Post: Turnkey Questions (FL? MF? CF?)

Greetings BPers - I have a few questions about your experience with Turnkeys. I have combed through previous posts and picked up some valuable insights, but have a few questions remaining:
1. Florida: Have you had any success with a good Turnkey company in Florida you can recommend? Jacksonville, Orlando, Tampa, and the outlying areas are the areas I'm most interested in
2. MultiFamily: Is there such a thing as Multifamily Turnkey for apartments of 5+ doors? (Typically when I see someone post a question like this my response is www.lmgtfy.com!)
3. Cashflow: What do you expect to make per door on Turnkey SFHs?

@Andrew Davis can you please message me your friend’s contact information you mention in this post? I’m in Tampa and interested in MF in the surrounding areas of Orlando.

@Nick Rutkowski Tampa is where I live! Properties are still very affordable here relative to other states. But they are rising quickly!

@Scott Passman I felt like I was reading something I would have written myself. I’ve just wrapped up a year of intense studying, read The One Thing, and am striving to pivot to Multi-family as well. I wish we were in the same area. I’d join your Meetup! But let’s connect just the same. Sounds like we are like-minded REIs!

@Chris Coleman and @Chris Salerno thanks for your replies, and your views on The One Thing. I heard about this book so many times from people I want to learn from, I finally decided it needed to go on my reading list NOW! The thoughts from the book will definitely be useful in building my business in 2020. Wishing you both a great year, as well!

I love the inspiring stories of success on BP. Read this one this morning about a 19 yo who saw a niche, created a plan investors backed, took action, and made millions. (“How this Millennial Invested in Luxury Housing for Students and Built a $130M Real Estate Portfolio”) https://apple.news/AruG0DTPtRqyrUgHeueESvQ)
I just finished reading Gary Keller’s “The One Thing” and like the focus and clarity by answering the question “What’s the ONE Thing I can do such that by doing it everything else will be easier or unnecessary?” He adds, “Your next step is easy. You are the first domino.”
As we start a new year and decade, what’s your first domino?

Great story! The details are valuable.
PS “How much can one spend on alcohol, clubbing, and coffee?” I know the question was rhetorical, but sadly, it can be A LOT! (Especially if one lives in Singapore, as I did!) LOL
