@Jeff Dulla  Currently at 5 conventional mortgages.  My immediate attempt at a re-finance would be consolidating 2 of my rental property loans.  The rate itself might not be an issue, if the numbers I run make sense.  Obviously the lower the rate the better!  The last bank I spoke with has a limit of 2 rental properties.  Anything more than that apparently they won't refinance any rentals.

Looking for any advice or leads to institutions that are investor friendly in the central Wisconsin area.  Looking to plan for re-finances or cash out re-finances but currently not getting the results l'm hoping for.  Current issues I'm running into is:

1)  Won't refinance any investment property if I already own more than a certain number of rentals.

2)  Terms don't make sense for re-financing (high interest rates of close to 7%, limited fixed rate options, etc)

3)  Just don't know what they're talking about...

Any leads with known banks or credit unions would be appreciated.  I've called a few in my area and will continue until I find the right one!

I will start reaching out more lol.  If I become a pest let me know.  I'm constantly thinking about this stuff!  Hopefully I'll have some more creative opportunities soon.  We are in the process of reaching out to local properties that are not owner occupied, and thinking about some of the other ways to reach out.  My last opportunity just didn't work out (his terms and what I needed were too far apart).

As always, thanks for the advice!  I think my biggest struggle is just knowing my options to solve the different problems I may encounter.  The more I read, discuss, and ask the more comfortable I'm getting with trying to come to a solution that works for all parties (and knowing what my solutions are).  Thanks for sharing your recent example.

I know not every deal in the world of seller / creative financing is the same.  I’m looking for real world examples to try to wrap my brain around the possibilities and options people have used in actual transactions.  Is there anyone out there that would be willing to share the details of their buy & hold deals?  I’m very interested in the terms / payments set up initially with the seller (along with contract type), the rent & estimated cash flow, and how you financed a balloon payment (details if this was the case).  I’ve done reading on the subject, but need some examples with numbers to really get my thought process working creatively.  So far I’ve only financed conventionally, and want to train myself to think creatively.   I've browsed the forums, but have not come across some of the laid out transactions that I was hoping to find.   Any examples / details are appreciated!

@Eric M.  I have an appointment set for April 12th with Schmidt & Schmidt to discuss deed of trust transactions.  I'll give you feedback when I'm done, but they told me they do several of them, which is encouraging!

That would certainly be disappointing.  I've got an email in to Schmidt & Schmidt in Wausau, but going to follow up with a phone call.  I'll post how it goes...looking to discuss deed of trust with them.
