Hi there,

Long time, no post. So, I'd like to ask my fellow landlords with properties that are waterfront or seaside what extra bit of maitenance comes with them? I'm acquiring a property in Galveston, TX and would like to keep the a more regular eye on things that may deteriorate faster than others due to salty air/water exposure. Aside from needing a serious overhaul from hurricane damage, what do you find yourself doing more often than on an inland property? Thanks, guys.

We use Michael Plaks. We're in Houston and so is he. He and his team are very good with clear communication, showing you all your angles, and letting you know what you can expect with either. He just saved us $20k+ on our 2020 taxes by using our uniquwe family dynamics. I just wrote this exact thing in a Google review for them, as that's all they ask for in return aside from payment, obviously. Just google his name and you should see REI tax firm. Good peeps in my book.

Fantastic for you and your wife (and little one too!). Thank you for your detailed story on how you nailed the STR thing. It's extremely motivating for someone such as myself moving away from LTR into STR. Keep us posted!

1. Because it is the area that is one of the most built up. The west side of Raleigh has long been a place a lot of people want to live. Lots of good schools, businesses and amenities are over there. I would say if it wasn’t for those items, it is also close to most of the jobs in the area. Close access to 40 and RTP.

So I would just like to refresh this thread because it's two years old and I'm still having the same issues. I see the reviews on the app in the Play Store are terrible but still no improvements? I'm wondering how we can get @beardybrandon to hook us up with some better developers because a great app to go along with a great desktop website, to me, is paramount in this age. Maybe pull back on the cost of developing all these subscription-based products and spend some time on getting the app up and running? Just my $0.02 and perhaps someone closer to the top can put a bug in the man's ear. Please and thank you!

Much appreciated comments, Mark. I'm actually a little terrified of hard money lending because I just don't know enough about it. I have just about $100k to make this all work including the rehab portion. Hopefully no surprises on my walk thru. Thanks again for your input!

I've been scrubbing all the local channels to try and find the right multi-family for me. I really love this area of Houston because it's tranquil but right in the middle of everything and it a great mix of luxury homes and original, expansive ranch style homes still owned by the families that built them in 50's & 60's. The property looks like a SFH but is a duplex: 3/2 & 2/1, each with its own garage and indoor laundry room.

I entered all of my info I've spent a few days putting together for this one but I'm thinking I didn't get the refinance loan part right...? If the ARV is 370k I entered the loan amount for the refi to be 70% of that. Is that correct? I don't know that this is a home run for my first multi-family but the potential it has for forced equity and rent increase and also the future appreciation has encouraged me to at least make an offer. Thoughts? Corrections? Reality checks?
