Hi Ayelet, first off know your budget. What you can buy and reno cost. Then find out what your ARV will be approximately. Always add for unforseen expenses. And as others have said, take a look at the neighborhoods to see where you'll get the best return on your investment. I'm in and out of properties every single day and know the Pittsburgh market inside and out. Feel free to reach out and best of luck.

Hi Bailey, Decide what kind of property you're interested in. How much do you want to spend. What does your current finances look like. If you're financing, get prep-approved and finally when are you looking to do this? Half the battle is starting. Care to talk more? I'm here in Pittsburgh.

Hi Sam, I'm in Pittsburgh, PA where many investors find is a strong market. Buy-in is a lot more conducive than other overly saturated markets. Trick is to find a property that will make you money as our neighborhoods change dramatically. Some are already booming or being renovated to become the next target market. While others haven't been touched yet. I've lived here my whole, am in and out of properties every single day and can talk about the market, the properties and of course this great city of Pittsburgh. Feel free to reach out.....Gary

After 23 years as a licensed Realtor® serving the greater Pittsburgh region, I have added another specialty: Mortgage Loan Originator with Motto Mortgage (NMLS ID 2580708 / PA License 108973). My goal is to be your go-to real estate professional, not only through purchase but financing as well. Financing for single family, smaller multi-family and smaller commercial property purchases, refinancing your existing property, pulling equity out for home/property improvements, and even information on reverse mortgages. We may also offer some creative financing options. And even if you're already pre-approved, we may have alternatives you should consider. So let's chat about your real estate plans and goals. And if you're ready to talk about financing options, use the QR code, shown here, that will ask some basic information that will be transmitted directly to our team. You will then be contacted by one of us to determine next steps in the financing process. We will never sell your information nor hound you to purchase. We are here for you.....Unlocking Dreams. Financing Futures. garyswank.net

Hi Brittany, my go to advice for anyone is to surround yourself with a team of professionals that can guide you, ie: attorney, CPA, tax advisor, realtor etc. No 1 person should be responsible for advising you. For example a real estate attorney can recommend whether an LLC or an S Corp is better for you. Care to discuss further? Feel free to reach out.

Hi Alec, Let me give you this scenario. Let's say you buy this property but for some reason have to resell it soon thereafter. You're already $20k in the deficit.  Are you prepared to deal with that? Feel free to reach out if you would like to talk further.
